With an incredible location, featuring the Bucegi Mountains to the west and the forests of the Baiului Mountains to the east, the master plan is an impressive development comprising the 5-star-plus Quartz Hotel, a 4-star hotel, villas, a vineyard, residential buildings, conference and sports facilities—a total of 869 tourism and residential units—and a bold investment of over €100 million. The master plan spans more than 12 hectares of land and combines spectacular architecture with a diverse range of landscaped outdoor spaces and activities.

The textures used range from mineral to organic, from wood to stone and glass. In the heart of the mountain, we found the "crystal" as the essence of stone, created at high temperatures, characterized by edges, regularity, transparency, and purity—this is the image that inspired us in designing the concept for the 5-star hotel, the anchor of the proposed master plan.









The principles defining the master plan are:

  • An iconic aspect through the uniqueness of the project, making it a statement in the area.
  • Diverse ways of "living," from urban settings to secluded nature retreats.
  • Maximizing access to the natural panoramic views.
  • Harmony between humans and nature through studied proportions.
  • Storytelling elements such as "Bogdan’s Oak," the vineyard, and viewpoints towards the mountains.
  • Green energy, ecological and innovative technologies.
  • Materials and colors inspired by nature.




The complex proposes a 5-star-plus hotel with 180 rooms, a 4-star hotel with 200 rooms, a conference hall and ballroom, an apart-hotel with 200 units, 80 villas, over 160 apartments, sports fields, landscaped outdoor areas, retreat and wellbeing facilities, totaling 80,000 sqm.

The challenge lay in addressing the land’s elevation differences so that all units benefit from the panoramic views while maintaining a balance between nature and the built environment.

Brick House  1rst prize winner for “Built Architecture/Individual Dwelling Architecture” at AAB2024

The Reclaimed Brick House represents an accurate response to the urban context and the urban planning constraints of the area that shaped this volume on a difficult-to-build lot. The design process involved obtaining several urban planning certificates and strictly respect of all setbacks and regulations of the area, as well as legal requirements

Cumulus wins 3rd prize @ ”Colentina Lakes” Competition

The competition aimed to develop the landscaping of the Colentina lakeshores over the entire length comprised in the 2nd District. By analyzing the geographical context we discover that Bucharest is not a flat city. Actually, the flat does not exist, there is always a slope of a few centimeters, of a few meters or sometimes of even 10 meters. Therefore, our proposal follows to rediscover the subtle slopes.
